The Canberra Property Valuation Knowledge Centre provides general information about property valuation topics, report use and valuation evidence.
Formal valuation enquiries should be made directly through Northbourne Valuers so the property, purpose, valuation date, intended users and report requirements can be confirmed before the instruction is accepted.
Common valuation purposes
Northbourne Valuers may assist with property valuation enquiries for purposes such as Family Law, Capital Gains Tax, Stamp Duty, deceased estate administration, SMSF reporting, residential property, pre-sale advice, rental review and related valuation matters, subject to scope, location, property type and professional competence.
Not all valuation instructions are suitable for Northbourne Valuers. Where a matter requires specialist rural, specialised commercial, compensation, telecommunications, infrastructure, going-concern or other specialist expertise, the instruction may be declined or referred.
The appropriate report format depends on the property, purpose, valuation date, evidence, assumptions and instructions.
For CGT instructions, the accountant or tax adviser determines the tax treatment and confirms the required valuation date. The Certified Practising Valuer assesses market value for the agreed property interest and date.
