About this Knowledge Centre
The Canberra Property Valuation Knowledge Centre is an information resource written and maintained by Northbourne Valuers.
It explains common property valuation concepts, valuation purposes and report-use questions for Canberra, the ACT and surrounding NSW.
The site is designed for property owners, solicitors, accountants, executors, SMSF trustees, advisers and other readers who need to understand how formal property valuation evidence is usually approached.
About Northbourne Valuers
Northbourne Valuers is an independent valuation practice based in Canberra, providing valuation services throughout the ACT and surrounding NSW.
Instructions are accepted only where the property type, purpose, location, available evidence and scope of work fall within the valuer’s professional competence.
The Knowledge Centre is maintained under the direction of Tigran Amiyants, Certified Practising Valuer (CPV), Managing Director of Northbourne Valuers.
What this website is for
This website is intended to help readers understand valuation terminology, valuation process, market value, report reliance, inspection basis, valuation date, assumptions, limitations and common valuation purposes.
It is a professional reference resource. It is not a valuation report and it does not provide legal, taxation, financial, planning, building, pest, engineering or investment advice.
A formal valuation requires specific instructions, a defined purpose, a valuation date, an identified property interest, relevant evidence and a report prepared for the intended user.
The Knowledge Centre discusses a broad range of valuation concepts. Publication of information about a valuation purpose does not necessarily mean Northbourne Valuers accepts every property type or instruction.
Examples of specialist work that may fall outside our normal scope include large rural properties, specialist lease matters and telecommunications-related instructions. Suitability is confirmed before an instruction is accepted.
Main topics covered
The Knowledge Centre includes general information on Family Law valuations, Capital Gains Tax valuations, Stamp Duty valuations, deceased estate valuations, SMSF valuations, residential property, selected commercial and rural residential valuation matters, strata property, rental review, DHA-related matters, pre-sale valuation advice, market value and professional report-use issues.
