How much does a Family Law valuation cost?

Short answer

Family Law valuation fees depend on the property, valuation date, instruction pathway and report scope. The following published examples are indicative fees per property, including GST; a written quote confirms the fee for the particular instruction.

Indicative residential fees

$990 incl GST per property: a standard residential Family Law valuation for mediation, negotiation or other non-Single Expert purposes, subject to the property, access, valuation date and report requirements.

$1,650 incl GST per property: a Single Expert or other court-purpose Family Law valuation, subject to the appropriate appointment, instructions and report requirements.

A valuation for early advice or mediation does not automatically become a Single Expert report because both parties receive it. The Single Expert and party-appointed valuation guide explains the distinction. The report’s suitability for proceedings must be considered for the particular matter; Court acceptance is not guaranteed.

What can affect the quoted fee

  • Property type, location and complexity, including rural residential, commercial or unusual properties
  • Current or retrospective valuation dates, and the number of properties and dates required
  • Inspection access, leases, incomplete works, defects or disputed assumptions
  • The available sales evidence, documents to be reviewed, intended users and report requirements
  • Any required clarification, supplementary advice, reinspection or valuation update

Additional work after the report, such as conferences, mediation preparation or court attendance, may be charged separately if required.

Updates and limited-scope work

A desktop assessment or update may be considered in limited circumstances, including where the valuer has previously inspected the property and the available evidence supports the proposed scope. It is not equivalent to a new full report and may be unsuitable for Single Expert or court-purpose use.

Confirm the instruction and fee in writing

Provide the property address, purpose, required valuation date, intended users, access details and any solicitor or court instructions. Confirm the report scope and fee in writing before work starts, including whether the quote covers each property, valuation date and any additional work.
