It may be requested for Family Law, CGT, Stamp Duty, deceased estate, SMSF reporting, pre-sale advice, asset reporting or another purpose.
The valuation should be prepared for the stated purpose, valuation date, property interest and intended users.

Residential valuation work commonly relies on direct comparison with relevant market sales.
The valuer considers the property inspection, land, location, accommodation, condition, improvements, market evidence, buyer profile, assumptions and limitations.
Not every nearby sale is comparable. The valuer weighs evidence according to relevance, timing, similarity and reliability.

Useful documents may include plans, title information, renovation details, lease information, building reports, photos, access details and instructions from solicitors or accountants where relevant.
